Is It Time For A New Roof ?

by Scott Rodgers on July 14, 2009

The roof of your house needs constant maintenance and care as it is constantly exposed to the changing weather conditions. So, it can undergo serious damage at any point through out its lifetime. Roof repair or roof replacement are required depending upon the condition of your roof at that time.

Whether to go for roof repair or roof replacement must be decided very carefully as roofs are the most important aspect of the home. Below are some points that can help you taking your decision but the action should be taken at the earliest to avoid any worse situations.

Some early signs of weakening roofs are : stains on the ceiling, discoloration, flaking paint, peeling wall-paper etc. Before they cause some serious damage to your roof, take appropriate steps.

Causes like small holes can be patched up, while cracks in shingles cannot be. Whatever the cause, never wait, hire a professional to determine how much the repair and treatment costs will be, and how long your roof will live once complete. If it does not exceed the cost of a new roof, and will survive at least its original life cycle, then repair. If not, install a new roof.

Every roofing type requires regular maintenance, though the levels of maintenance can vary. For example, shingled roof require annual and semi-annual inspections others, such as PVC roofing, require next to no maintenance at all.

Knowing about the material covering your roof will help you in deciding whether or not it is worth repairing or replacing it, and give you an idea of your expected new roof cost versus repair, and new roof costs versus maintenance of existing.

The average life of a roof is approximately fifteen years. If the roof is under fifteen years old yet you are having problems, it will likely be able to get repaired as opposed to having to install a completely new roof. However, if your roof exceeds this age it may be necessary to install a new roof.

It is always advisable to hire a skilled professional roofer to get your roof repaired or replaced because these jobs require great skills and needed to be handled very carefully other wise can lead to major damages later on.

Make sure the contractor you choose is bonded. Check the installation instructions on the roofing shingle manufacturer’s websites and make sure all of the components of the roof system are listed on your estimate. Ask to use a synthetic underlayment, like Grace Tri-Flex, instead of 15 or 30# felt. Also ask to use a 40 mil, non-granular coated, flexible ice guard like Grace Ice and Water Shield. You will spend a little more money, but your new roof will perform better and last longer. Some roofers will try to talk you out of these things. If you are paying for it, what does he care? Keep in mind that roof coverings, like shingles, are water shedding devices only. They are not waterproof. 15 and 30# roofing felts will deteriorate over time and will not last the life of the shingle. Underlayments are your second line of defense against water infiltration in case of a failure in your roof covering. Buy the best and have your contractor install them properly. It is worth the peace of mind.
